Skylights bring in natural light, but a poorly flashed skylight is one of the most common sources of roof leaks. We install both new skylights and replacement units with manufacturer flashing kits and careful integration into the surrounding roofing.
We install fixed skylights for maximum light with no moving parts, venting skylights that open for airflow, and tubular skylights for smaller spaces like closets, hallways, and bathrooms where a full skylight well isn't practical.
A skylight leak is almost never the glass — it's the flashing where the unit meets the roofing. We use manufacturer-specified step flashing and underlayment integration so the skylight becomes a sealed part of the roof system, not a patch on top of it.
Replacing an old, leaking skylight is different work than installing one into a brand-new roof deck. We handle both, including matching a retrofit unit's dimensions to your existing roof opening to avoid unnecessary framing changes.
Usually just the skylight and its flashing. We'll inspect to confirm the surrounding roofing is in good shape before recommending a full skylight replacement.

Manual venting skylights don't. Electric or solar-powered venting models may require a licensed electrician for wiring, which we can help coordinate.
